Pre application advice
Depending on the proposal we may wish to apply for pre application advice from the planner in which case we will work with you to provide basic plans, sections and elevations and submit it to the planners. This reduces the clients risk of potentially wasting lots of money on fees on a non viable project. Once we have the feedback from the planners we have a much better idea of what they will find acceptable which improves our chances of a gaining full planning permission.
Submitting a pre application submission is optional depending on how contentious the proposal is as it may not be necessary. We can consider these requirements further when discussing your project.
Planning Application
Throughout the design process we will advise you on the likelihood of an approval and advise on the best course to navigate the planning process and adhere to local & national planning policies.
Generally the drawings/documents we will produce for a planning application are listed below:
- Completing the planning application forms
- Submitting all information to the planning portal
- Existing Site Plan
- Proposed Site Plan
- Site Location Plan
- General Arrangement Plans
- Elevations
- Basic Section
- 3D Images of the proposed scheme (optional)
- Design and access statement
These documents will then be upload to the planning portal, once the application fees are paid to the planning portal they are then issued to the relevant council.
Once received by the local council it need to be validated, they will check that all the relevant information pertaining to the application is present and in order and if this is the case they will validate the application. They will then issue a letter stating the application is valid and give you a determination date this is usual 8 weeks from the date of validation.

Planning Consultants
For larger more complex projects we work closely with a planning consultancy who deal with the application, design and access statements and generally manage the application through the process dealing with correspondence and the necessary outside consultants.
They also manage the appeal process if required.
