Our Process normally starts with telephone or email enquiry from the client, from there we look to book in a site visit so we can better understand the client’s requirements and the opportunities and limitations of the site.
Site Visit
Once we are on site you lay out your vision for what you want to achieve. We will then advise the best course of action moving forward and give you some design tips on the best way to make your space work for you.
We will then send a letter of appointment which will detail all the different stages of work and all the associated costs.
Once we have received the signed letter we can start work on your project. The different work stages are listed below.
Stage 1 – Site Survey
a) Measured survey of the property indicating the existing floor plans and elevations.
Stage 2 – Sketch Design
a) Preparation of sketch plans and elevations for your comment.
Stage 3 – Pre-Planning Application – we would always recommend obtaining pre-application advice from the Planning Authority however, if the Client wishes to remove this stage due to the nature of the proposal they can do so at their own risk.
a) The Council, will require a pre-application fee (costs to be confirmed) but this will give us the opportunity to revise the plans taking into account any comments raised by the planners to enhance the potential to obtain a planning approval.
Stage 4 – Planning Application
a) Complete drawings for a full planning application, including planning application forms and documentation required. Should the Planning Authority require other reports e.g. a tree survey we can commission these on your behalf, to be paid by you direct.
b) You will need to provide us with the relevant planning application fee made payable to the Council (amount to be advised).
c) During the course of the application we will check progress and resolve queries from the Planning Authority.
Stage 5 – Building Regulation Application
a) Preparation of working drawings for building regulations and submission of application.
b) You will need to provide us with a cheque, made payable to the Council for the Building Regulation application fee.
c) Building Control will also require a cheque made payable to the Council for them to carry out a Building Regulation Inspection.
d) A Structural Engineer will be required to design all structural and drainage aspects of the scheme. We can obtain quotations for this service. Their fee is additional to our proposed fee and will be paid direct to them by yourself.
e) During the course of the application we will check progress and resolve queries from Building Control together with discharge of planning and building regulation condition.
f) During the construction of the project we will also be on hand to assist the contractor with any site queries.
