These are the most commonly asked and important questions to my clients, below is a approximate timeline for a typical project.
How long will it take?
Survey and Planning drawing production – 1 to 3 weeks
Planning – 8 week determination period
Working drawing production and co-ordination – 3 to 6 weeks
Construction – This can vary widely depending on which builder is appointed to do the works
How much will it cost?
This is very difficult question to answer as each project is different.
Generally a very basic cost can be calculated with £1500 to £2250 per meter squared of new floor area created this will give you an approximate ball park figure.

How much does planning in Bedford cost?
For a householder application which covers modifications to a existing property i.e. extensions, loft conversion etc this will cost £270 when submitted through the planning portal.
Are there any hidden costs I should be aware of?
The unexpected cost that catches most people out is during the planning process when the planners ask for additional information/ surveys to inform their planning decision these can include a flood risk assessment, ecology survey, tree survey, traffic survey, soil investigation, archaeological investigation etc etc. Each survey can cost between £1000 – £4000 so this can really affect a clients budget.
