Building Regulations
At Gostwick Architecture we have a wealth of experience designing buildings that comply with Building Regulations and we work closely with Building Control officers to get our submissions approved.
We have a detailed understanding of the building regulations and what is required to get approval.
Generally we like to take on the lead consultant role within a project so that we can oversee and co-ordinate the other consultants and sub consultants’ information to ensure we provide a cohesive and buildable set of details for the project.
If there’s anything that’s unclear and requires further input for the builder on site we are more than happy to provide further details to ensure the highest standard of build quality and speed in construction.
Generally a Drawing Package for Building Regulation Submission will include:
- Site Plan and External Works Plan
- GA Plans
- Roof Plan
- Mechanical, Electrical and Furniture Plans
- Elevations
- Sections
- Door and Window Schedule
- 1 to 5 Construction Details
Each project is different and may require further drawings.

Obviously this is a general list of the main issues within architectural design other specialities will have different concerns for example the Structural Engineer will be more concerned with Part A of the building regulations that deals with Structure.
Building Notice and Full Plans Submission.
What’s the difference?
With a Full plans submission all the drawings and details for the build would need to be submitted to Building control for assessment prior to any work commencing on site, once they have reviewed the details and ensured that they comply they will issue a “Full Plans Approval”. This offers assurance that what you are about to construct will comply with Building regulations before you start construction this is essential on larger scale projects.
With a Building Notice the submission of all of these documents is not necessary for building work to start on site. As long as the building notice has been submitted to the council and you have informed them of the start date, you can start immediately on site (for smaller projects only). With this approach numerous inspections will be carried out throughout the build at key stages to ensure its compliance.
Generally at Gostwick architecture we deal with a building notice submission as building work can start immediately and this seems to suit most of our clients as it can take weeks to get a full plans approval from Building Control. Gostwick architecture provides a full set of plans and details which are fully co-ordinated with the Structural Engineer and other consultants prior to starting on site. The level of detail provided by us means that it doesn’t really matter which approach is taken because all the information for Building Control has been completed whether it gets approval through the building notice route or full plans.
